TEMPORARY FACILITIES

Temporary offices, storage sheds, trailers, parking areas, access roads, fences and the like shall be placed as inconspicuously as possible off the street right‑of‑way. Temporary facilities shall be removed promptly as each becomes no longer required.

TEMPORARY SIGNAGE

Temporary signage at construction sites or for direction to construction sites shall be in accordance with Appendix E. Temporary realty for sale signage on a site shall be in accordance with Town of Cary ordinances and other applicable ordinances. Realty directional signs off site shall be at locations approved by the Lochmere Project Manager. On multi unit models, the Architectural Committee will approve additional signage not exceeding a total of 32 square feet. Flags, banners, twirling ribbons, balloons or other such devices may be permitted by the Architectural Committee for a period of not more than 30 days at the opening of a new multi unit model. Construction site signage shall not exceed a total of 32 square feet.

MAINTENANCE

Each owner and/or occupant of a site shall maintain buildings, improvements, landscaping and grounds in a safe, clean and orderly condition, free of any accumulation of rubbish, trash or litter.

EROSION AND SEDIMENT CONTROL

Plans for all development adjacent to a lake or pond, or adjacent to a storm water course upstream of a lake or pond, must incorporate erosion and sediment control on site. Entrance ways to all sites shall be stone based immediately after clearing and grubbing to prevent the tracking of mud onto streets.

RESIDENTIAL SETBACK

A setback is a designated landscaped site area beginning at the property line and extending a distance into the site. Setback requirements will be set by the Architectural Committee upon approval of plans, considering the guidelines provided in "Building Requirements"

RESIDENTIAL BUFFERS

A buffer is a designated protected site area beginning at the property line and extending a distance into the site. At locations specified in "Building Requirements", buffers shall be maintained to ensure the preservation of water quality and appearance. Existing topography and landscaping within a buffer shall not be disturbed except with the approval of the Architectural Committee. Buffers shall not be fenced, screened or otherwise enclosed. Walks, paths, and landscaping within a buffer will be permitted only with the approval of the Architectural Committee. Lake edge treatment will meet the standards in Appendix A and B. Otherwise, existing topography and landscaping within a buffer shall not be disturbed.

UTILITY SERVICE

No permanent water, sewer, gas, electric, telephone, CATV or other service line will be constructed, placed or maintained within Lochmere unless it is placed in underground conduits or cables or concealed under - or on buildings. Any facility for alternative sources of energy (such as solar, wind, biomass or other) or for TV or other signal reception device (such as antenna or dish) shall be erected or maintained in Lochmere only with the approval of the Architectural Committee.
