RESIDENTIAL BUILDING REQUIREMENTSSINGLE UNIT SITE SETBACKSThe following setback guidelines shall be considered by the Architectural
Committee in the approval of plans for constructing a main or secondary
building, or addition, on a single unit site:
SINGLE UNIT MINIMUM SIZESingle unit homes and lots in Lochmere shall vary in size from neighborhood
to neighborhood. While market conditions shall determine the actual average
size of homes in each neighborhood, the following minimum criteria shall
be observed:
MULTI UNIT SITE SETBACKSThe following setback guidelines shall be considered by the Architectural

buildings, or additions, on a multi unit site:
MULTI UNIT MINIMUM SIZEMulti unit homes in Lochmere shall meet size and other criteria determined by the Architectural Committee upon review of plans for each neighborhood. Minimum dwelling size has been determined as follows:
BUFFERSThe following buffer guidelines shall be considered by the Architectural
Committee in the approval of plans for constructing a main or secondary
residential building, or addition, on‑any single unit or multi unit
site:
COLORS AND TEXTURESColors and textures shall be harmonious and compatible with colors of other buildings within a residential cluster or neighborhood. The general character shall emphasize muted tones of colors. Natural wood tones, gray and brown stone, brick, stucco, dark metal finishes, or painted wood should be used for background colors with discreet accent colors where appropriate. MATERIALS NOT ACCEPTABLEExposed standard concrete blocks; prefabricated metal buildings; simulated brick, wood or stone; weeping mortar joints; unnatural brick tones and bright finish aluminum windows and doors are not acceptable unless 'specifically approved by the Architectural Committee. OUTDOOR STRUCTURESAny equipment in outdoor areas such as play structures, benches, planters, sculptures, etc., shall be either compatible with and harmonious with the surroundings, or hidden by approved screening. ROOFSNo flat roofs or roofs flatter than 6:12 pitch shall be allowed without specific permission of the Architectural Committee. Roofs which may be potentially seen from a street or adjoining site shall be of materials harmonious with the surroundings and of a muted color. GARAGES AND PARKINGOff-street parking for two automobiles will be provided at all single unit dwellings. In addition, single unit dwellings in the Lochview, Lochwood, and Lochmere Highlands Neighborhoods shall have an enclosed garage with adequate space for one full size automobile. Carports are not permitted in single unit dwellings. At a minimum, each multi unit dwelling shall have space as tabulated below for automobiles in a garage, a. carport, or in a parking area screened from public street view. Size
In multi unit areas, one guest parking space shall be provided for each 4 dwelling units. Regular parking on any public street in Lochmere is not permitted. Owners and occupants shall be responsible for compliance by employees and visitors. MAILBOXESMailboxes for single unit dwellings shall be in accordance with the Lochmere standards in Appendix D. Mailboxes and ancillary landscaping for multi unit dwellings shall be designed for compatibility with surroundings and submitted for approval by the Architectural Committee. SIGNSPermanent signs and ancillary landscaping shall be designed in accordance with the standards of Appendix G and submitted for approval of the Architectural Committee. CONFLICTIn the event of a conflict between these development standards and recorded protective covenants relating to dwellings or structures in Lochmere, the recorded protective covenants shall control. LOCHMERE HIGHLANDS SPECIAL STANDARDTransitional and traditional style dwellings are encouraged in this neighborhood, and special guidelines for contemporary dwellings will be observed as follows:
