Q: What is the HRW's role?
A: HRW is a HOA property management company focused on administering the day-to-day responsibilities of of the HOA. HRW pays or bills, schedules landscaping services, coordinates architectural requests, works for legal counsel, responds to homeowner questions/complaints, and is the general clearinghouse for the HOA. A representative from HRW also attends the Board and Committee Chairpersons monthly meetings. The Lochmere Board and committee chairpersons work with HRW to assist in guiding their activities.

A: Yes, we have a contract that is renewed annually that specifies roles, responsibilities and fees.

Q: What does the HOA Board and committees do?

A:

The HOA Board is a team of five volunteers who have overall responsibility to administer and maintain Lochmere.  It conducts the majority of business through a monthly meeting, which is open to all residents of Lochmere.  It also works closely with the committee chairpersons to provide guidance, while maintaining ultimate responsibility for policy and business decisions. Each committee is one or more volunteers who focus on specific areas of interest.  The committees do much of the work to maintain Lochmere, and have been delegated the authority to make the day-to-day decisions for the HOA in their respective focus area.  The current committees are:

Q: When does the Board and committees meet?
A: The Board meets monthly, typically on the third Thursday at 4:30 PM at the HRW offices.  A Committee Chairpersons monthly meeting is held at 7:00 PM on the first Thursday of each month.  Individual committees may hold individual meetings.   If you are interested to attend either meeting, you are advised to verify the meeting date on the web site and/or contact HRW.

Q: How do I get involved?
A: Committees and the Board are always looking for additional volunteers.  To participate on a committee, contact the committee chairperson. The Board members are elected by the property owners at the annual HOA meeting in October, with staggered three year terms.  Occasionally a Board member will be appointed by the Board in the event that a current Board member cannot fulfill his/her term.  Please contact any Board member if you are interested in being nominated for the next election.

Q: I live in a Lochmere community that has its own HOA.  What is its role in relation to the Lochmere HOA?
A: Several of the individual communities within Lochmere have their own sub-association.  The sub-association has its own Board of Directors, and typically assesses its own dues in addition to that assessed annually by the Lochmere HOA.

Q: Do the HOA rules, regulations and guidelines conform to the Town of Cary?
A:

Yes, although in some cases the HOA may be more restrictive than Cary.  For Architectural Change Requests, the HOA may defer specific approvals until verified that the requested change conforms to the Town of Cary.

Q: I don’t have a copy of the covenants and rules.  How do I know what these are?
A: Every homeowner or property owner should have received a copy of the covenants and guidelines upon their initial purchase.  If you cannot locate yours, these are posted on this website or HRW has a copy that can be reviewed at their office.  In the Fall 2000 these documents were officially recorded with Wake County, which mandates that every new property exchange receive a copy of these documents.
